Client: Elgie Group Ltd
Site Name: Hall Farm, Twyford Road, Twyford, Derby, DE73 7HJ
Site Type: Housing
Services Provided: Preliminary Bat Roost Assessment (PBRA), Nocturnal Emergence/Re-Entry Survey & Nesting Bird Survey
Due to the site’s potential to support Bat Roosts and Nesting Birds, it was necessary to undertake a Preliminary Bat Roost Assessment (PBRA), Nocturnal Emergence/Re-entry Surveys, and Nesting Bird Surveys to identify ecological constraints and support the planning permission process.
While conducting the Preliminary Bat Roost Assessment, 7 Buildings were assessed by an Ecologist from Elton Ecology. Throughout the buildings, there were different findings due to 4 buildings being assessed as having negligible bat roost potential, allowing roost absence to be assumed. However, confirmed roosts were present in 2 buildings, with the final building having a moderate suitability, with works likely to result in the loss and potential disturbance to bats.
Following surveys, it was apparent that the development would result in the loss of nesting bird habitat, including historic swallow nests within buildings. To mitigate this Elton Ecology provided multiple suggestions, such as generic bird boxes would be installed on retained trees, buildings, or poles, and swallow nest cups would need to be provided on suitable building exteriors, nearby structures, or a freestanding frame. While a Natural England mitigation licence was recommended and would be required to lawfully proceed with works affecting these roosts.
Through these recommendations, it allowed the client to proceed with the development promptly without being held up due to Ecological Issues.
Planning consent was secured on first submission as the Local Planning Authority granted planning permission with conditions to Elgie Group Ltd.
